Booking the Cottages:

Short Breaks: Are available for most weeks throughout the year apart from Christmas, New Year and outside peak school holiday periods. Short Break rates are shown on our website home page. Check the cottage calendars by clicking on the cottage availability link on our Home page. The calendars show prices and availability.

Late Bookings: Last minute offers are sometimes available and are only available via eBay auction. We reserve the right to offer a discount on non eBay bookings, please contact us. Payments for late bookings (non eBay) will only be accepted by credit card payment. We will send you a Paypal payment email enabling you to pay the full amount which will include the Paypal surcharge of (3.4%) and transaction fee (£0.20).

How to Book: Please contact us by telephone, email or the Contact Us page to confirm availability of the dates that you require. We will confirm the dates and price and send you a booking form for completion and return. We will not accept bookings where a business address is supplied unless booked through a company.

Let us know how you want to make payment and we will send you our details. A deposit of £50 secures your booking (non eBay) and upon receipt you will be sent confirmation. The balance is due 4 weeks before the start of your holiday and we will send you a reminder by post or email. If you book within 4 weeks of the start of your holiday, the total amount is payable immediately.

Payment: You can pay by Cheque, Internet Banking/Bank transfer or Credit Card via Paypal for normal bookings and eBay sales are via Paypal.

For UK customers Internet banking/bank transfer is our preferred method as it does not incur charges. Credit card payments are via Paypal We will send you a Paypal payment email enabling you to pay the deposit and/or full amount and the Paypal fee of (3.4%) and transaction fee (£0.20) will be added to the total balance.

For overseas customers, we have a Paypal facility which accepts other currencies and enables you to select either debit/credit card payments. We will send you a Paypal payment email enabling you to pay the deposit and/or full amount and the Paypal fee of (3.4%), transaction fee of (£0.20) and currency conversion fee (0.5%) will be added to the total balance. Please contact us first if you want to use this facility.

Cancellation: Please contact us as soon as possible if you have to cancel your booking. We will do our best to re-let the property and if successful, we will refund your payment, less the initial £50 deposit. If we are unable to re-let, the rent is payable in full. In view of this, we strongly recommend you take out travel insurance. For eBay sales the £50 standard deposit will be retained if cancelled.

Travel Directions and Collection of Keys: Details on these will be sent on receipt of the final payment.

During your stay:

Arrival/Departure: The cottages are available from 4pm on the day of arrival unless otherwise advised and must be vacated by 10.30am on the day of departure.

Maximum Number: The cottages are rented as a unit and can only accommodate up to 5 persons. This number must not be exceeded.

Care of Cottages: Our cottages are lovingly cared for and we ask that you treat them with respect and leave them clean and tidy. You are responsible for the property during your stay; this means you must keep all furnishings and fittings inside and outside the property in a comparable state of repair and condition as at the beginning of your holiday. Breach of these conditions may invoke an additional cleaning charge and/or claim against you as a result of any damage or loss.

Breakages/Damage to contents: All breakages and damage to contents, including linen and towels must be reported to either the housekeeper or owner and either replaced with like, or paid for on or before departure in order for us to fix/replace these prior to the next guests coming in. Damage/breakages caused through neglect may be charged for; in this case we will contact you within 1 week of departure.

Behaviour: You are expected to show due consideration for other people, not to abuse the property or display rude, dangerous or offensive behaviour towards the owner, housekeeper or other third party.

Smoking: Strictly no smoking inside the cottages. The cottages are fitted with smoke and heat detectors to comply with The Fire (Scotland) Act 2005.

Young Children: For safety, young children should not be allowed to play or cycle on the drive area at the rear of Meadowview cottage and must be supervised when crossing this area to the enclosed garden. This is an access drive for the residents that live in the other cottages. The area directly in front of the cottage is available for use by guests, but the garden at the front of the cottage is private. The garden at Alva is enclosed.

Babies: We do not provide a cot and high chair for babies. Previous guests have preferred to bring their own.

Our Facilities:

Heating: The cottages have full central heating is included in the rental price.

Linen: All linen, towels and duvets are provided.

Dogs: We are unable to accommodate dogs. Other pets by arrangement

Coal & Logs: Sufficient coal & logs for the 1st evening are included in the rental price. Additional coal & logs can be purchased locally, details are at the cottages.

Electricity: Included in the price

Appliances: An instruction pack is available at the cottages with information on how to use the appliances, heating etc.

Parking: Meadowview: There is parking for 2 cars at the rear of the property within the garden area.
Alva: Unrestricted parking on the road at the rear of the cottage
